45ft Calder Valley Narrowboat For Sale

Hi, selling my much-loved home.

She a 45ft full steel narrowboat, 10/6/5mm, was built in 2003 by Calder Valley Marine and fitted out by the owner.

It’s just had a new external paint job, so is looking very smart. Plus it was blackened and new anodes October 2019. BSS till June 2024.

Starting from the

BOW

You have the bow locker, which is also the gas locker and storage. Then onto the Cratch, You have a brand new Frame, new Cover with Windows and Astro floor which makes a lovely space for plants and more storage. The stainless steel 500ltrs water tank is underneath the Cratch floor.

SALON

Though the front doors you have the living area with 6ft 7″ tall ceiling, as well as 2 sides, hatches making it a bright and airy space. A large Villager multi-fuel stove to your left, storage/bookshelves, and Tv to your right. A very comfortable/sociable L shape built-in sofa with plenty of storage underneath and a small fold away breakfast table/desk. Solid oak flooring.

GALLEY

Newly tiled kitchen with Wooden worktops and cupboards, Gas hob and oven, sink, and Waeco cool box. Tiled floor.

BATHROOM

Full size shower, electric flush cassette(x2) toilet, basin, heated towel rail and small wadrobe beside shower.

BEDROOM

Fix double cross bed, with storage and Calorifier underneath and chest of draws.

ENGINE AND HEATING, BATTERIES

Well maintained Beta marine 35 engine with PRM gearbox, both recently serviced(oil, filters, belts). Twin alternators. Newly painted engine bay. 200ltr diesel tank.

Hot water via Engine or Webasto, 3 radiators via Webasto. Twin coil calorifier

1x starter battery, 3x 110ah leisure batteries(8 months old).

INSULATION

The boat is fully spray foamed and is a warm boat, with just portholes at the back to give you privacy and warmth in the bedroom.

SECURITY

This is a very secure boat with all-metal doors and side hatches, all have double Yale locks, mortise locks, no external padlocks. Plus metal loop on the tiler to lock bikes.
